I have just received a house contract with the following wordings which, once I paste in Google Translate, gives me some idea but still I am confused:

Also, what kind of contract it is? Is it an open contract/contract with notice period? Landlord says I have to be in contract for 1 year at least. What if I have to move out of town due to work reasons say after 4 months? Do I have to pay full 1 year rent?
