Is Form 32A, enough for buying property in absence?

Hi All,
I want to buy a property (an apartment) in India in absence. I heard from a colleague that submitting the Photograph and Finger print in the form 32A of registration act, 1908 is enough to do so.
Using this form a representative can register it for me.

Has somebody got any experience with this?

AFAIK , this is enough and okay when buying.

Similar is not valid when selling or leasing.
