Show the appartment that has atleast 28 sq m area. Your appartment contract should mention the size of the appartment. If it doesnt have, ask your landlord to give a written statement about the size of the appartment. HB.

You are supposed to live in your main residence most of the days in a week. Your personal files are in the rathaus where your first wohnung is. So all the decision about visa processing will come from that rathaus. regards. mk
